Going Vertical: The Value of the Roof Deck

Everyone wants a space to live!  As urban environments and downtown living becomes more and more desirable, that is the one thing there is a shortage of, space.  But like the old saying goes, “necessity is the mother of invention” and with this change in the urban landscape, architects, real estate developers, urban planners and home owners are finding new ways to maximize indoor and outdoor spaces when the only way to go, is up.

One of the greatest trends, inventions, innovations to come out of this urban growth is the almighty, roof deck.   Both renters, buyers and developers are putting their dollars into adding an easily accessed outdoor space that maximizes vertical space and makes a living environment more enjoyable and desirable. What’s more, from a practical real estate perspective, the value this outdoor space is adding to live and work environments is substantial.  

According to an article in Marketwatch, “rooftop decks typically add about $30,000 to $50,000 in value, or about a 6% to 8% to the valuation of an average home. They also can move a home faster, up to 50% shorter time on market. While the actual expenses of this add on to a typical homeowner can just about even out,  the faster sale, increased value, perceived value and quality of life are definitely increased.  In some cities, the value of roof decks is even greater, places like LA and New York.
